Responsibilities;
-
To
act as a first point of contact between the Potential Owner(PO)
and the lenders. To support the Potential Owner(PO)
and if and when they require it.
Before
the Potential Owner and moves in
To
oversee the purchase of the property, make sure a survey is carried out to
ascertain any problems. (costs added to purchase price)
To
set up a bank account with the National Bank
for the rent to be paid
into.
To distribute the funds to the lenders in
proportion to their holdings at the anniversary of the commencement of the
purchase. To purchase any shares with the Potential Owner(PO) share rounded down to the nearest thousand. (this will be to the council
if they are a lender, otherwise to any lender of the Potential Owner(PO) choice except their residential unit)
To enter all financial transactions into this
system, which the local council and the Potential Owner(PO) will have viewing only rights.
The Home Manager will produce accounts after
every annual distribution of funds. (i.e. A Balance Sheet) this can be done
through this system here.
If the Home Manager leaves their position the
Potential Owner(PO) will be required to appoint another that needs to be approved by the
council or the council representative.
The Home manager inspects the property on a
regular basis (at least every Six Months) to ascertain the property is
reasonably maintained. They can require the PO to make repairs/upkeep.
If the PO cannot afford these the Home
Manager can arrange them and add the cost to the rent spread over a agreed time.
If the PO tells the Home Manager that he
cannot pay the rent, the Home manager will require the
PO to how he will pay the next 3 months rent if the Home Manager will issue
notice of 2 months. If the rent is paid up to date in 6 weeks the notice will
be withdrawn else see below.
If the PO fails to pay a rent when it falls
due without informing
the Home Manager in advance the PO will be given 4 weeks notice and the rent will be taken from the PO’s share holding. The PO will then be entitled to minimum
council housing. See Home section
The Property will then be reassigned see Home
section
If the Potential
Owner(PO) wishes to buy extra shares he can
1.
From the council, if they hold any then
2.
From any other shareholder except the Home
Manger unless he/she is the council representative.
3.
From the Home manager.
Once all the shares are purchased the PO will become the owner!!
